Most boilers tell you when they're done. The question is whether the next repair is worth the money — or whether you're throwing good cash after a failing system. Here's the honest checklist we use on every quote:

The right replacement isn't always like-for-like

When the original boiler was installed — often 25 or more years ago — sizing was done with rules of thumb. The result is that a huge percentage of Utah boilers are oversized by 30–50%. Replacing a 200,000 BTU oversized unit with another 200,000 BTU unit perpetuates the same problem: short-cycling, wasted gas, premature wear.

What changes on a modern replacement:

1. We run a real heat-loss calculation

Before we quote a unit, we calculate the actual heat load of the house at Utah's design temperature — typically 7°F in Salt Lake, colder in Park City and Heber. That gives us the BTU the boiler actually needs to deliver. Often it's 60–70% of the old unit's rating.

2. We discuss boiler type, not just size

Atmospheric boilers (chimney-vented, 80% AFUE) are still made and still appropriate for some installs. Condensing mod-con boilers (PVC-vented, 95%+ AFUE) save 15–20% on gas across Utah's long heating season but cost more up front and need different venting. Combi boilers replace both a boiler and water heater. The right choice depends on your home, your fuel cost, and how long you'll own the place.

3. We don't push the most expensive option

A premium German mod-con might be the right answer for a 6,000 sq ft custom home in Park City with radiant and snow-melt. It's massive overkill for a 1,400 sq ft ranch in West Jordan with baseboard. We size for the house.

If you're staying with an atmospheric or naturally-drafted boiler, sometimes — chimney liners deteriorate and a new boiler's exhaust is sized differently. If you're upgrading to a condensing mod-con, no — those vent through PVC out the wall, and the chimney is no longer used by the boiler. We assess and quote this honestly before work begins.
