Lehi's housing stock is younger than the rest of Utah Valley
Lehi has been one of the fastest-growing cities in the country since about 2010 — driven by the Silicon Slopes tech corridor. The result is a housing stock that's overwhelmingly newer: most homes built between 2005 and today, with the highest concentration of mod-con boilers, combi units, and tankless water heaters in our service area.
That's a different repair landscape than older Salt Lake County. Less atmospheric boiler work, more flame-rod cleanings on Lochinvar Knights. Less tank water heater service, more tankless descaling. Less "1970s-radiant," more "five-year-old Navien combi with a fault code."

Combi unit lockouts in townhomes
A huge proportion of Lehi townhomes use combi boilers (Lochinvar KHB, Navien NCB, Triangle Tube Challenger combi) — one wall-hung unit doing both heat and DHW. The most common service call: ignition lockout from flame rod fouling. Routine fix, but unfamiliar techs sometimes replace expensive parts instead of doing the simple cleaning.
Tankless heat exchanger scale
Lehi homes built with tankless from day one are now hitting the 8-10 year mark where heat exchanger scale starts producing symptoms — recovery slowdown, fault codes, lukewarm DHW. Annual descaling extends life dramatically; we do it routinely.
Improperly commissioned new construction systems
A frequent Lehi pattern: a home was built with a hydronic system that was never fully commissioned by the original installer — combustion was never tuned, controls were left at factory default, water chemistry was never verified. The system "works" but inefficiently, and develops problems faster than it should. A one-time proper commissioning resolves a remarkable amount of "weird stuff" that homeowners have been living with.
Builder-grade equipment reaching first major service
Some Lehi subdivisions used builder-grade equipment that's not the longest-lasting choice. The 5-8 year mark is when these units start needing real service — often the original installer is no longer accessible, and the homeowner needs a specialist who knows the brand and model.
