Before you do anything else — quick safety check

If you smell gas in the house: leave immediately, take everyone with you (including pets), don't flip light switches or use the phone inside, and call your gas company from outside. Then call us once it's safe.

If the relief valve is venting water: place a bucket under the discharge pipe and shut off the boiler's electric switch. Pressure is too high somewhere in the system. Don't ignore it.

If pipes are frozen or there's standing water near the boiler: shut off the boiler's electric switch, shut off the water supply to the boiler, and call us. We can usually be on-site within an hour.

What we treat as an emergency

Some service calls can wait two days. These can't:

  • No heat at all in winter — single biggest call we run. Cold homes get worse fast.
  • Boiler leaking water — at the unit, the relief valve, or anywhere on the system. Water and electricity don't mix.
  • Smell of gas — get out first, call the gas company, then us.
  • CO detector going off — same. Leave the house first.
  • Boiler firing but no heat reaching the house — circulator failure, often fixable same visit.
  • Frozen pipes related to boiler failure — every hour without heat increases burst risk.
  • Lockout error code that won't clear — mod-con boilers with persistent fault codes. Resetting repeatedly damages parts.

Most-common emergency call types

Ignition failureFlame rod, igniter, or gas valve. Most fixable same visit.
Circulator pump seizedPump fails, no heat reaches house. ~45 minutes to swap.
Pressure dropped to zeroLeak, failed expansion tank, or fill valve. Diagnose and fix.
Lockout from low waterOften safety lockout that needs reset + root cause.
Frozen condensate lineMod-con condensate freezes outside, kills the boiler. Common in Park City.
Power surge / control boardAfter power outage. Sometimes the board, sometimes a fuse.

Where we respond fastest

Salt Lake Valley calls typically see us within an hour. Wasatch Back (Park City, Heber, Midway) typically 60–90 minutes during business hours, longer at night during storms. Outside this zone we still respond — just longer drive times.

Quick answers

Most no-heat calls in the Salt Lake Valley see us within an hour during business hours, and same-day in the evening. Park City and Heber typically run 60–90 minutes during business hours. We dispatch the closest available tech.
There's a small after-hours surcharge (typically $120) on nights, weekends, and holidays. We tell you the surcharge before we head out — no surprise add-on at the end.
If you smell gas, leave the house and call your gas company first. Otherwise: turn off the boiler's electric switch, check that the gas valve is on, write down any error codes shown on the boiler display, and note when the heat went out. Two minutes of that info saves 20 minutes on-site.
Around 80% of emergency calls we run end with the boiler back on the same visit. We carry the most common failure parts — igniters, circulators, gas valves, expansion tanks, control boards for major brands — on the truck. The 20% that need a special-order part typically get a temporary fix and a return visit within 1–2 business days.
